DEAN MONTGOMERY
Dean Montgomery founded Homestead Rental Properties, now HRP, in 2004. Dean has over 28 years of experience in risk management and real estate development. Since starting HRP, Dean has overseen the development, construction, and management of over 2,500 luxury apartment home units, serving thousands of families over the past 20 years. From the very start, Dean has taken a hands-on approach to every aspect of multi-family development, from identifying and acquiring land to oversight of all aspects of the design and construction process, all the way through to caring for and serving residents. Dean believes deciding where to live is one of the most important decisions someone can make. He is a champion for everyone who chooses an HRP community as their home. He wants every HRP community to be a place he would be proud to come home to. Before starting HRP, Dean worked as a Broker and Risk Manager for Van Meter Insurance. He is a graduate of Western Kentucky University with a degree in Business Economics.
RYAN LITTLE
Ryan joined HRP as a partner in 2012. Before HRP, Ryan worked in risk management, starting in 1998 with Van Meter Insurance. He then went on to work with BB&T before making the full-time transition to real estate development. During Ryan's time in risk management, he worked with a diverse group of large companies, helping to identify corporate risk exposures, creating programs to reduce corporate liability, and setting up self-insurance programs. This work helped him cultivate a keen understanding of the potential challenges and risks found in large-scale real estate development projects and how to mitigate them best. By leveraging this experience, Ryan has strengthened HRP's project management, lender relationships, and investor communications. As a Partner, Ryan has helped lead HRP in developing and operating a portfolio of multifamily assets valued at $360 million in the Tennessee and Kentucky markets, with a slate of new projects underway. When working with investors, local leaders, architects, and designers, Ryan is committed to bringing together the best team for each unique community developed by HRP. Ryan grew up in Franklin, Tennessee, and is a graduate of Middle Tennessee State University with a degree in Finance.
TODD SIEFERT
Todd joined HRP as a Partner in 2023, where he is responsible for all facets of investor relations and outreach, capital markets, underwriting, and financial planning & analysis for its development projects. Todd has over 25 years of experience in corporate finance, mergers and acquisitions, and treasury operations. Before joining HRP, Todd served as Senior Vice President of Corporate Finance and Treasurer for Ryman Hospitality Properties (Formerly Gaylord Entertainment). where he led several capital market transactions totaling more than $8.0 billion, including placements of debt and equity, mergers and acquisitions, and financial restructuring transactions. Todd has worked for Booz Allen & Hamilton and the U.S. Department of Justice—Antitrust Division. He is a graduate of Vanderbilt University, where he received his MBA in Finance, and received his undergraduate degree at the University of Tennessee-Knoxville.
ROB TURNER
Rob Turner joined HRP as Vice President of Construction in 2020. With nearly twenty-five years in the industry, Rob’s project management experience ranges from multi-million dollar restaurant and retail construction, to large, multi-family residential developments. Rob graduated from Middle Tennessee State University with a BS in Commercial Construction. Before joining the HRP team, Rob worked with industry leaders like Hardaway Construction and Great South Construction Company. Rob takes great pride in every HRP community that he helps to create.
RACHEL SHORT
Rachel Short joined the HRP team in 2019 as Portfolio Manager. As a former teacher and small business owner, Rachel brings a real passion for the people that HRP serves, providing operational and customer service oversight for our communities. Rachel trains our teams to meet our residents' needs effectively while scaling HRP's dedication to community development as we continue to grow. Rachel is a Middle Tennessee State University graduate with a degree in Education. Before her time with HRP, Rachel taught for several years in Adult Education while starting and running her own floral design business.
STEVE MITCHELL
Steve Mitchell joined HRP in 2022 and serves as Vice President of Marketing. Steve has over twenty-five years of experience working in media production and public relations. He received a degree in Mass Communications from Middle Tennessee State University and a Master of Fine Arts in Film from Syracuse University. His dream job is to tell stories, and that is what he gets to do for our communities. Before joining HRP, Steve worked as an independent video producer and worked and taught in media production at Baton Rouge Community College in Louisiana.
CHRIS WENZLICK
Chris joined HRP in 2022. As Construction Superintendent, Chris provides on-site management of all phases of HRP construction projects, including implementing and managing schedules, oversight of construction quality control and codes, and inspection of site progress and safety. Chris brings a solid history of several decades of experience and achievement in the construction industry to the HRP team. Chris has owned and operated his own construction business, worked as a Project Manager for large multi-family concrete contractors and served as a job site Superintendent for several General Contractors.
Bailey joined HRP in 2022 as Project Manager. Born and raised in Nashville, Bailey attended Sewanee: The University of the South, where he graduated in 2018 with a degree in Economics. Before joining HRP, Bailey worked as an underwriter in Commercial Real Estate. He also spent time working on a cattle ranch and in residential construction. As Project Manager, he plays a critical role on the HRP Construction Team, ensuring that all projects are moving forward on schedule and on budget. Bailey has a passion for the great outdoors, and his free time is usually filled with hunting, fishing, and hiking.
